Installation Details the Warranty Depends On

James Hardie backs its siding with a long-term limited product warranty and ColorPlus finishes carry a separate finish warranty. Both are conditional on installation meeting the manufacturer's published requirements, so a poor installation does not just perform worse, it can void the coverage you paid for.

The requirements skipped most often are the ones that matter most in this climate. Minimum clearances between siding and grade, roof surfaces and decks. Correct fastener type, placement and spacing, landing in framing rather than sheathing alone. Flashing behind butt joints rather than sealant doing structural duty. Leaving the specified gaps at trim and openings rather than sealing everything tight.

We install to spec and we install over a rainscreen. Fiber cement can be direct-applied in drier climates. In Vancouver, the drainage and ventilation cavity is what protects the sheathing and framing behind it, which are still organic materials regardless of what is on the outside.

The Vancouver Special Transition

Enough of our east Vancouver Hardie work involves Specials that this detail is worth naming.

When we replace the lower cladding on a Special and leave the stucco upper in place, the horizontal joint between them is the critical detail. Original construction almost always sealed it with caulk. We flash it instead, so water running down the stucco face is collected and directed out over the new cladding rather than dammed at the joint.

Getting that right is the difference between a project that solves the problem and one that relocates it a few years down the road.

The Wall Behind the Siding

A material upgrade only pays off if the assembly behind it is corrected at the same time. On a Vancouver re-side that means tearing off to sheathing, repairing what the old wall was hiding, installing a properly integrated barrier, adding kick-out flashings at roof-to-wall intersections, and strapping for a ventilated cavity.
