Repairs on a City of Old Buildings

Vancouver generates more repair work per house than newer suburbs, for a simple reason: a large share of the housing stock is old enough that the original detailing has been overtaken by time, but the structure itself is sound and worth keeping.

The failures cluster by era.

On pre-war character homes through Kitsilano, Dunbar, West Point Grey and Mount Pleasant, damage concentrates at accumulation points rather than across whole walls. Watertables, window sills, corner boards and the bottom two or three courses. Ninety years of paint layers eventually crack, water sits in the split, and rot starts in the joint rather than the field of the board.

On Vancouver Specials the classic failure is the horizontal transition between the stucco upper and the cladding below, where the original construction relied on sealant rather than flashing. Long fascia runs and shallow roof pitches also mean gutter overflow does more damage before anyone notices.

On mid-century houses in Renfrew-Collingwood and Killarney, the pattern is grade clearance, hose bibs and window sills, with north-facing walls failing well ahead of the sunny elevations.

Old Wood Is Often Worth Saving

This is the most important thing we tell Vancouver owners, and it frequently surprises them.

Original siding on a pre-war Vancouver house is old-growth cedar or fir, tight-grained material that is genuinely better than anything currently available at any price. It has survived ninety years precisely because the wood is good. When we probe a character home's walls we regularly find that the boards are sound and the failures are confined to specific details.

That changes the recommendation. On a 1980s vinyl wall, widespread damage means replacement. On a 1920s cedar wall, widespread paint failure often means a repair and refinishing project, not a tear-off. Removing sound old-growth siding to install new material is, in a lot of cases, a downgrade in material quality as well as a loss of the house's fabric.

We say so, even though it is the smaller job.

Diagnosis Before Repair

The board you can see is where the water stopped, not where it entered.

On Vancouver's older housing the entry points are predictable: failed or missing head flashing over windows, roof-to-wall intersections with no kick-out flashing, the stucco-to-siding transition on Specials, deck ledgers, and gutters that have been overflowing behind a fascia for years.

A repair visit starts by inspecting above the damage. We check flashing at every opening and intersection, look at gutter and downspout behaviour, check grade and deck clearances, and probe to find how far soft material actually extends rather than assuming the visible edge is the boundary. Where the picture is ambiguous we take moisture readings.

Then we tell you what caused it, because repairing the symptom without correcting the cause produces a repair that fails again on the same schedule.

Matching Vancouver Profiles

Matching is most of the craft on a character home, and the standard is that the repair should be invisible from the sidewalk.

Historic profiles are not stock items. Original bevel and drop siding came in reveal dimensions that current production does not match, and watertables, corner boards and window trim were built to proportions specific to the era. Where a match matters we mill or source to the original dimensions rather than substituting the nearest modern equivalent, because a slightly wrong reveal reads immediately on a heritage facade.

On Specials and mid-century houses the constraint is usually discontinued vinyl or cladding, where colour has shifted with decades of UV even when new-old stock exists. In those cases we lay out the honest options: pull sound material from a hidden elevation to patch the visible one, blend to the nearest available profile, or treat a full elevation as a deliberate accent.

Rebuilding Watertables, Sills and Trim

A large share of our Vancouver repair work is carpentry rather than siding.

Watertables, the projecting horizontal band near the base of many character homes, are designed to shed water away from the foundation wall. When the top surface loses its slope or its flashing, it does the opposite and holds water against the building. Rebuilding one properly means restoring the profile, the slope and the flashing underneath.

Window sills on old houses fail the same way: the wash angle flattens with wear, paint bridges the drip edge, and water sits instead of running off. We rebuild to the original profile with the drip detail restored.

This work is fiddly and it is what keeps character homes intact. It is also why we would rather send a small crew for a week than sell a reclad.

When Repair Stops Being the Answer

Replacement earns its cost when failures stop being isolated. Repairs appearing in unrelated places across several elevations, soft or bulging sections rather than localized damage, sheathing that shows moisture damage when we open up, or a wall assembly with no drainage path that will simply repeat the failure regardless of how well we patch it.
