Siding Repair: what Lower Mainland owners should know.

Not every damaged wall needs new cladding from corner to corner. A surprising share of the calls we take end with a targeted fix: a few planks swapped, a flashing corrected, a section of rotten sheathing cut out and rebuilt. Repair work is less glamorous than a full recladding project, but done well it protects the house just as effectively for a fraction of the disruption. What Damages Siding in the Lower Mainland

Understanding the cause matters, because a repair that only addresses the symptom will be back on your to do list within a couple of winters.

Water Getting Where It Should Not

The dominant failure mode here is moisture intrusion at details: a missing head flashing over a window, caulking that was asked to do a flashing's job and eventually split, a downspout that discharges against the wall, or ground built up against the bottom course. Once water has a path behind the cladding on a wall without a functioning drainage plane, rot spreads outward from the entry point. By the time you see staining or a soft spot, the hidden damage is usually larger than the visible patch. When intrusion has gone on long enough to affect framing or interior finishes, the project shifts from siding work into water damage restoration, and it is worth involving people who handle both.

Wind Events

Fraser Valley outflow winds and fall Pacific storms strip siding every year, and vinyl is the usual casualty because panels rely on interlocking edges. One unzipped panel becomes six in a single gusty night. Fibre cement rarely blows off when fastened correctly, so a plane of loose planks is itself evidence of an installation problem. Cedar loses individual boards where fasteners have corroded. After a major blow, damage often extends beyond siding to trim and roof edge components, which is why our wind damage restoration work frequently starts with a full exterior inspection rather than just the obvious gap.

Shade, Moss, and Biological Growth

North elevations and walls under evergreens stay wet for months at a stretch. Algae films and moss colonies hold that moisture against the surface, break down finishes on wood, and creep into lap joints. Growth is a maintenance issue at first and a damage issue eventually, particularly on cedar where the finish has been neglected.

Freeze Thaw

Our winters cycle through zero repeatedly rather than staying frozen. Water sitting in a hairline crack or an open butt joint expands as it freezes and enlarges the defect, then lets more water in. This is the mechanism that turns a chipped plank you meant to deal with into a cracked one, and it is the practical argument for handling small repairs in the fall rather than the spring.

Impact and Ordinary Wear

Ladders, barbecues, string trimmers, hail, and kids with hockey pucks all leave their marks. Isolated impact damage is the simplest category of repair, provided matching material can be sourced or the affected area can be resided in a way that reads intentionally.

How We Diagnose Before We Quote

A credible repair starts with figuring out what actually happened. We walk the full exterior, not just the wall you called about, because the same detail that failed on one elevation usually exists on the others. We probe suspect areas with an awl to find the true extent of softness, check flashing presence and lap direction at nearby openings, look at grade clearances and downspout behaviour, and where warranted use a moisture meter to map how far elevated readings extend beyond the visible damage. Then the quote describes what we found, what we propose, and where the uncertainty lies, in writing, line by line. Free, and without a sales pitch attached, because Berkana Construction Management would rather tell you the boring truth than manufacture a bigger project.

One habit worth borrowing from that process: look inside as well as outside. A musty smell in a closet on an exterior wall, bubbling paint below a window, or baseboard that has darkened are all interior signals of exterior failure, and they often show up before anything is visible on the siding face. Mentioning them during the assessment shortens the hunt considerably.

Repairs by Material

Each cladding type fails and repairs differently, and technique matters.

Fibre Cement

Cracked or blown out planks are cut free, the blind nails are dealt with, and new planks slide into the course with joint flashing behind the butts. Colour matching older factory finishes can be imperfect, so on prominent walls we sometimes repair with primed stock and repaint the affected elevation for a uniform result. Chips and minor face damage can be filled with cementitious patch and touched up.

Western Red Cedar

Rot concentrates at board ends, bottom courses, and anywhere end grain drinks water. Individual boards or shakes are replaced with matching profile stock, sealed on all six sides before installation, and fastened with stainless steel. New wood will not match weathered silver immediately; we set expectations honestly, since blending takes a season or two or a coordinated refinishing.

Vinyl

Unzipped panels can often simply be relocked with a zip tool if they are undamaged. Cracked or missing panels are replaced, and the perennial challenge is colour: older vinyl fades, and a factory fresh panel in the original colour will stand out. Where the profile is discontinued, we harvest matching panels from an inconspicuous elevation and put the new stock there instead.

Engineered Wood

Swollen joints and flared board bottoms usually trace back to unsealed field cuts. Affected boards come out, replacements go in with every cut edge sealed, and the moisture source that accelerated the swelling gets corrected at the same time.

Metal and Panel Systems

Dented aluminum planks and damaged composite panels are generally replaced rather than repaired, panel by panel, following the system's clip or fastener arrangement. These systems are engineered for exactly this kind of serviceability, which is one of their quiet advantages.

What a Proper Repair Involves Behind the Surface

Swapping the visible material is the easy half. The half that separates a durable repair from a cosmetic one happens at the layers underneath. When we open a damaged area, we cut back to sound sheathing and replace anything soft. We patch the weather resistive barrier with new material lapped shingle fashion into the existing membrane, upper layer over lower, so the drainage plane works as one continuous surface again. Flashings that were missing or backwards get installed correctly, tied under the barrier above and over the barrier below. Where the original wall lacks a rainscreen cavity, we detail the repaired zone as generously as the surrounding assembly allows and tell you plainly what the older wall can and cannot be made to do without a full recladding. Then, and only then, does the new siding go on.

Repair or Replace: How to Actually Decide

This is the question behind most repair calls, and the honest answer follows a few practical tests rather than a percentage rule.

Repair makes sense when damage is localized and the cause is identifiable and fixable: one bad flashing, one impact, one storm. It makes sense when the surrounding siding has meaningful life left, when matching material is obtainable, and when the wall behind the damage proves sound once opened.

Replacement deserves serious consideration when the same failure is appearing on multiple elevations, when the cladding is at or past its expected service life and repairs are becoming an annual event, when the wall was built face sealed with no drainage cavity and shows recurring moisture trouble, or when repair patches would outnumber original planks on a visible wall. Money spent repeatedly propping up an assembly that is failing systemically is money subtracted from the recladding you will eventually do anyway. We give this advice straight. Sometimes that means talking a homeowner out of a replacement they assumed they needed; sometimes it means showing them why a fourth patch on the same wall is bad economics.

What Affects Repair Pricing and Timing

Repair costs scale with access, extent, and discovery. Ground floor work needs a ladder; third storey gables need scaffolding or a lift, which changes the day materially. The size of the opened area matters less than what is found inside it, since sheathing and framing replacement is the variable that moves quotes. Material availability plays a role, especially for discontinued vinyl profiles and specialty panels with lead times. Most straightforward repairs finish inside a day or two; repairs with structural correction typically run several days. You stay in the house throughout, with noise during working hours and a section of wall temporarily protected by membrane if weather interrupts.

When Damage Cannot Wait

Some situations need same week attention rather than a spot in the queue. A wall opened up by a storm, cladding torn away over an occupied room, or active water entry visible inside the house should be temporarily protected before anything else is decided. That means securing loose material so it does not become a projectile in the next gust, fitting membrane or poly over the exposed area, and taping laps so the covering actually sheds rather than collects. Temporary protection buys the time to diagnose properly and source matching material without the wall taking on water for weeks. If your insurer is involved, photographs taken before and during protection work support the claim, and we document as we go for exactly that reason.

Patch Job Failures We Get Called After

A few patterns show up when a previous repair was done cheap: caulking smeared over a joint that needed flashing, which holds for a year and then channels water inward; new planks nailed over rotten sheathing that kept rotting; barrier patches lapped backwards so the membrane collects water instead of shedding it; mismatched fasteners rusting streaks down a cedar wall; and paint applied over damp wood that peeled by spring. Each of these cost the homeowner twice. The fix that lasts costs slightly more than the fix that looks the same on the day it is finished.

Keeping Repairs Rare

Most repair work traces back to water management, so prevention lives there too. Keep gutters and downspouts clear and discharging away from walls, and repair sagging runs promptly because overflow lands on siding. Wash shaded elevations each year with a soft brush and garden hose. Maintain finish schedules on wood. Keep soil, mulch, and firewood off the bottom course. And do a slow lap of the house every spring looking for open joints, failed sealant, and anything that moved over winter. Fifteen minutes of looking prevents most of what we get called for.
