Why the North Shore Is Harder on Cladding

North Vancouver is the most demanding siding environment we work in, and it is worth understanding why, because it changes what you should buy.

When Pacific weather systems hit the North Shore mountains, the air is forced upward, cools and drops its moisture. The practical result is that North Vancouver receives substantially more annual rainfall than downtown Vancouver a few kilometres south, and the gap widens as you climb toward Lynn Valley, Blueridge and the Seymour area. More water arrives, and it arrives more often.

At the same time, the North Shore has less capacity to dry. Mature conifer canopy shades entire elevations year-round, so walls that get wet in November may not properly dry until spring. Add constant needle and debris litter, moss that establishes readily in shade, and freeze-thaw cycling on the upper slopes, and you have a climate that finds every weakness in a wall assembly.

This is why the invisible parts matter more here than anywhere else. The difference between a wall that lasts forty years in North Vancouver and one that rots in twelve is almost never the brand of siding. It is the drainage gap behind the cladding, the back-priming on cut edges, and the kick-out flashing where a roofline meets a wall.

Rainscreen Construction and the Leaky Condo Legacy

BC learned this lesson expensively. Through the 1980s and 1990s, thousands of buildings across the Lower Mainland were built with face-sealed walls that relied on perfect sealant to keep water out, with no drainage path and no ability to dry once water inevitably got in. The resulting building envelope failures reshaped construction practice in this province, and rainscreen design became standard for exactly this reason.

North Vancouver has a significant inventory of housing from that era, both single-family and multi-family. If your house or building predates rainscreen practice and still wears its original cladding, replacement is not just a cosmetic decision, it is the opportunity to correct an assembly that was never designed for this climate. Cedar Siding in North Vancouver

Cedar belongs here. Western Red Cedar has clad North Shore homes for a century, it is naturally durable, and it suits the forested setting in a way no manufactured product quite matches. The failures we open up in Lynn Valley and Deep Cove are almost never the wood's fault. They are the detailing's.

The pattern is consistent. Cedar installed decades ago was typically nailed directly to sheathing with no ventilation gap, so the back face of every board sat against damp building paper with no way to dry. Cut ends were left unsealed, wicking water into the grain. Finishes were stretched years past their service life under tree canopy where they degrade fastest. Fasteners without adequate corrosion resistance stained and loosened. Any one of those shortens cedar's life; together they explain most of the failed cedar on the North Shore.

Installed correctly, cedar performs. That means a ventilated rainscreen cavity behind every board, back-priming and end-sealing so all six sides are protected, stainless fasteners, generous clearances at grade and roof intersections, and a realistic refinishing schedule matched to each elevation's exposure. We install cedar as bevel, channel and board-and-batten profiles.

We also do a great deal of cedar repair and restoration here, and we always price that first when the boards are worth saving. Other Materials That Suit the North Shore

For owners who want the look without the maintenance commitment, James Hardie fiber cement delivers a similar shadow line and a wood-grain option without the refinishing cycle. Fiber cement does not rot, does not feed moss and is dimensionally stable through constant damp, which makes it the most common recommendation we make for heavily shaded North Vancouver elevations. Engineered wood offers a warm mid-range option. On contemporary architecture in Edgemont and Central Lonsdale we install Longboard woodgrain aluminum and AL13 panel systems, which give a crisp modern look that shrugs off moss and rain entirely. We bring samples of each to the site visit so you can judge them in your own light, which matters more here than in sunnier municipalities.

Neighbourhood Conditions Across the District and City

Lynn Valley and Blueridge sit under heavy canopy with creek-side humidity. Shaded elevations, moss growth and needle litter dominate the problems we see, and drying capacity is the design priority.

Deep Cove adds marine exposure to the tree cover. We specify corrosion-resistant fasteners and trims closer to the water, and deck-to-wall intersections on the steep lots there get particular attention.

Upper Lonsdale, Braemar and Delbrook are higher and colder, with freeze-thaw cycles the waterfront never sees. Materials that absorb water and then freeze are a poor fit, which pushes recommendations toward fiber cement and properly detailed cedar.

Lower and Central Lonsdale carry more multi-family and mixed-use stock, including buildings from the pre-rainscreen decades where envelope work is a strata decision rather than a homeowner one.

Norgate, Pemberton Heights and Grand Boulevard hold a lot of mid-century detached housing on flatter ground, where the classic failures are at grade clearance, hose bibs, window sills and rooflines rather than wind exposure.
