Water Damage: what Lower Mainland owners should know.
Water is patient. It does not need a hole the size of your fist to wreck a wall; it needs a gap the width of a business card, a few wet months, and nobody paying attention. In the Lower Mainland we get roughly six months of persistent rain every year, often driven sideways by wind coming up the Fraser Valley, and that combination finds every weak point in a building envelope eventually. This page walks through how exterior water damage actually happens, how we diagnose it, and how a proper restoration is done so the same failure does not come back.
How Water Gets Into a Wall Assembly
A wall is not a single barrier. It is a layered system: cladding on the outside, a drainage cavity or at minimum a water-resistive barrier behind it, sheathing, framing, insulation, a vapour retarder, and interior finish. Water defeats this system through four distinct mechanisms, and knowing which one is at work changes the entire repair.
Gravity, Capillary Action, Wind Pressure, and Diffusion
Gravity is the obvious one: water runs downhill, so any horizontal surface without slope, any reverse-lapped flashing, any penetration without a drip edge becomes an entry point. Capillary action is sneakier. Water will wick upward and sideways through tight gaps between materials, which is why siding needs clearance above hard surfaces and why two pieces of trim butted tightly together can pull moisture into the joint. Wind pressure is the Lower Mainland special: during a storm, the pressure difference across the wall physically pushes rain through joints that would stay dry in calm conditions. Finally, vapour diffusion and air leakage carry moisture from inside the home into the wall cavity, where it condenses on cold sheathing in winter. A restoration that only addresses one mechanism while ignoring the others is a half repair.
The Usual Entry Points
In our inspection work across Maple Ridge, Pitt Meadows, and the wider region, the same suspects appear again and again: window head and sill flashings that were never installed or were installed backwards, deck ledger connections, unsealed penetrations for hose bibs and vents, saturated or detached fascia boards behind failed gutters, and butt joints in lap siding with no protection behind them. Overflowing or leaking gutters and downspouts deserve special mention because they concentrate an entire roof area of rainfall onto one small strip of wall.
Why the Stain Is Rarely at the Leak
Homeowners usually call us about a stain, a bubbling patch of paint, or a soft spot in drywall. The natural assumption is that the problem sits directly behind that spot. It almost never does. Once water gets past the cladding, it travels along the building paper, along the sheathing face, down framing members, and across horizontal blocking until it finds a place to accumulate. We regularly trace interior stains at the base of a main floor wall back to a window flashing failure a full storey above, offset a metre or more sideways. This is why patching drywall and repainting without an exterior investigation is money thrown away. The stain marks where water collects, not where it enters, and the entry point must be found before any rebuilding starts.
Moisture Testing Before Anything Gets Opened
Guessing is expensive, so we measure first. A proper assessment uses several tools in sequence. Non-invasive capacitance meters scan large wall areas quickly and flag zones of elevated moisture without leaving a mark. Pin-type resistance meters then confirm actual moisture content in wood at suspect locations; sound framing lumber should sit below about nineteen percent moisture content, and readings above that range indicate conditions where decay fungi can become active. Where readings justify it, small test openings let us see the condition of the paper, sheathing, and framing directly. Infrared imaging can help map evaporative cooling patterns on cool damp days, though it reads temperature, not moisture, so it supports the meters rather than replacing them. The outcome of this stage is a map: where the water enters, where it travels, and how far the damage extends. That map defines the scope of the restoration work and keeps the tear-out honest.
What the Leaky Condo Era Taught British Columbia
You cannot talk about water damage in this province without talking about the leaky condo crisis. Through the late 1980s and 1990s, thousands of multi-family buildings across the Lower Mainland were built with face-sealed wall assemblies: the theory was that caulking and cladding alone would keep water out entirely. In a coastal climate with long wet seasons, that theory failed at scale. Sealants cracked, joints opened, water got in, and because the assemblies had no drainage path and little drying capacity, it stayed in. The resulting rot repairs ran into the billions province-wide and pushed BC to rewrite its approach to wall construction.
From Perfect Barrier to Managed Drainage
The lesson was blunt: assume water will get past the cladding, and design the wall to handle it. That thinking produced the rainscreen requirement now standard in coastal BC. A rainscreen wall puts a ventilated air gap, typically created with strapping, between the back of the siding and the water-resistive barrier. Water that penetrates the cladding drains down the cavity and exits at flashings; air movement in the gap dries residual moisture. Every restoration we perform rebuilds to this managed-drainage standard, because rebuilding a wall the old face-sealed way simply reloads the same trap.
Opening and Drying the Assembly
Once the moisture map is complete, the affected cladding comes off carefully so salvageable material can be reused where it makes sense. What we find behind it dictates the next moves. Building paper that is torn, brittle, or reverse-lapped gets stripped. Wet sheathing is evaluated panel by panel: plywood and OSB that is merely damp but structurally sound can often be dried in place, while delaminated OSB or punky plywood comes out. Drying is not a matter of pointing a fan at the wall for an afternoon. Assemblies are opened enough to expose wet material to airflow, dried with air movers and, where needed, dehumidification, and verified with follow-up meter readings before anything gets closed up. Sealing moisture back inside a wall is how a repair turns into a repeat claim.
Rot Repair Done Properly
Decay fungi consume the structural fibre of wood, and the damage often extends beyond what looks bad. Discoloured but firm wood may be fine; wood that a screwdriver sinks into is not, and the fungal threads extend into apparently sound material nearby. Our practice is to cut back to solid, dry wood plus a margin, then sister or replace framing members to match the original load path. Bottom plates, rim joists, and the framing around window openings are the most common casualties. Where studs are cut, temporary support is placed first. This is carpentry, not cosmetics, and it is the part of the job where cutting corners stays hidden until the wall fails again.
Rebuilding the Envelope: WRB, Rainscreen, and Flashing
Reassembly is where a restoration either earns its keep or quietly repeats history. New water-resistive barrier goes on shingle-fashion, upper layers lapped over lower, integrated with self-adhered membrane at corners and penetrations. Windows in the affected area are flashed with pan protection at the sill, sealed jambs, and a head flashing that kicks water clear of the opening; if the units themselves are at the end of their service life, this is the logical moment to discuss window and door replacement rather than reflashing failed frames. Strapping creates the drainage cavity, vented at bottom and, depending on the assembly, at the upper edge. Then the new cladding goes on with correct fastening, clearances, and joint treatment. Where a wall is opened anyway, adding exterior insulation is worth a conversation, since insulated wall upgrades warm the sheathing and reduce the condensation risk that contributes to hidden moisture in the first place. Depending on how much of the elevation is affected, the cladding stage may be a targeted siding repair or a full siding replacement across the wall.
Mould: A Level-Headed View
Mould needs moisture, food, and time, and a wet wall cavity supplies all three. On a restoration, small areas of surface growth on materials being removed are handled with containment, appropriate personal protection, and disposal, and remaining surfaces are cleaned and dried. Two points matter for homeowners. First, killing mould without fixing the moisture source accomplishes nothing; growth returns because the conditions return. Second, extensive contamination, growth inside occupied spaces, or situations involving occupants with health sensitivities call for a qualified environmental consultant and, where warranted, specialist abatement. We coordinate with those trades rather than pretending exterior contractors should manage every scenario. Honest scoping here protects both the house and the people in it.
Insurance: Sudden Events Versus Gradual Damage
Most home policies distinguish sharply between sudden, accidental water damage and damage that developed gradually. A pipe that bursts, a storm that tears cladding open, an appliance failure: these sudden events are commonly covered perils. Rot that accumulated over years behind a slow flashing leak generally is not, because policies treat long-term seepage and wear as maintenance issues. The line between the two is not always obvious, and the adjuster's assessment depends heavily on documentation. Preventing the Next Event
Prevention is cheaper than restoration by an order of magnitude. Keep gutters clean and downspouts discharging away from the foundation. Walk your exterior each fall and spring: look for cracked caulking at penetrations, siding pulling away at corners, staining below windows, and soil or landscaping creeping up against cladding. Maintain paint and sealant on wood elements before they check and split. Confirm that sprinklers are not soaking the walls. Inside, watch for musty odours in closets on exterior walls, which often signal hidden condensation. If your home predates rainscreen requirements and still relies on a face-sealed assembly, a phased plan to upgrade the envelope wall by wall is a sound long-term investment, and it can be sequenced with other exterior work to control cost.
