Vinyl in Vancouver: Where It Fits and Where It Does Not

Vinyl has a reputation problem, and some of it is deserved by the product installed in the 1970s and 1980s rather than by what is available now.

Modern premium vinyl is a considerably better material than the original: better impact resistance, better colour retention, thicker profiles, and far better trim and corner systems that eliminate much of the cheap appearance people associate with it. Installed correctly it delivers decades of genuinely low-maintenance service for the lowest cost of any cladding we install.

Where it fits in Vancouver is honest to say plainly. On rental properties, on budget-constrained projects, on Specials and post-war houses where the goal is a clean maintained exterior rather than a design statement, vinyl is a rational choice and we will install it without trying to talk you into something else.

Where it does not fit is on a character home where the profiles matter, or on a project where resale presentation is the main objective. On those we will say so.

Repairing and Matching Existing Vinyl

Most of our Vancouver vinyl work is repair rather than replacement, and matching is the hard part.

East Vancouver is full of vinyl from the 1970s and 1980s across Renfrew-Collingwood, Killarney, Hastings-Sunrise and the Special stock generally. When a panel cracks from a ladder, a hailstorm or a thrown ball, the owner wants two panels replaced, not a wall.

Two problems make that harder than it sounds. Much of the original product is discontinued, so the exact profile may no longer exist in any warehouse. And even where new-old stock can be found, decades of UV have shifted the colour of the installed wall, so a technically correct match arrives visibly brighter than its neighbours.

We keep sources for legacy profiles and we are honest when a match is not achievable. The options in that case are to pull sound panels from a hidden elevation to patch the visible one and install the new material where nobody looks, to blend to the nearest available profile, or to treat a full elevation as a deliberate change. We lay those out rather than installing something that announces itself from the sidewalk.

Why Old Vinyl Cracks

Understanding this helps set expectations about repair.

Vinyl becomes brittle with age. UV exposure degrades the material over decades, and the plasticisers that give it flexibility diminish. A panel that would have flexed and recovered from an impact in 1990 shatters from the same impact in 2026. That is why owners often report that damage suddenly started happening frequently after years of nothing: the wall crossed a threshold.

Once a wall is at that stage, every repair is a temporary measure and each one gets harder to match. That is usually the point at which replacement makes more sense than continuing to chase panels.

Installation: The Detail That Matters Most

Vinyl has one installation requirement that gets violated constantly, and it accounts for nearly every badly performing vinyl wall we see.

Vinyl must hang loose. It expands and contracts significantly with temperature, more than most cladding materials. Panels are designed to hang from their nailing hem and slide as they move. Fasteners must be centred in the slots and must not be driven tight against the panel.

Vinyl nailed down hard cannot move, so when it expands it buckles. That is the source of the waving and rippling visible on poorly installed walls, and it is a permanent defect that cannot be corrected without removing and reinstalling.

Correct installation also means proper starter strip, J-channel and corner post detailing, adequate overlap at panel joints staggered so seams do not stack vertically, and appropriate clearance where panels meet trim so there is room to expand.

The Wall Behind It Still Matters

The cheapest cladding does not justify the cheapest assembly, and this is where budget projects most often go wrong.

Vinyl is not a water barrier. It is a rain screen in the loose sense, sheds most water, and always lets some through at laps and joints by design. What keeps the wall dry is the weather-resistive barrier and flashing behind it.

So a vinyl re-side still needs a properly lapped barrier integrated with flashing at every window, door and penetration, kick-out flashings at roof-to-wall intersections, and correct clearances at grade. Skipping those to save money on a budget project produces exactly the hidden rot that turns a cheap job into an expensive one.

Where budget allows, we install vinyl over rainscreen strapping as well. Where it does not, we are clear about what is being traded off.

Vinyl Versus the Alternatives

Owners weighing vinyl against fiber cement are usually comparing upfront cost against durability and appearance.

James Hardie fiber cement costs more, lasts longer, resists impact and UV far better, is non-combustible, and presents better at resale. On a house you intend to keep, it is generally the better long-run value.

Vinyl costs less upfront, installs faster, and needs essentially no maintenance beyond occasional washing. On a rental, a budget-constrained project, or a property you do not plan to hold long term, that arithmetic can favour vinyl legitimately.
