Surrey Is in a Replacement Wave

More than any other city we serve, Surrey has a timing problem: an enormous number of houses were built in the same two decades, which means an enormous number of exteriors are reaching the end of their service life at roughly the same time.

Original builder-grade vinyl from the 1980s and 1990s dominates Fleetwood, Guildford, Newton and Sullivan. That product has now spent thirty to forty years in UV and weather. It goes chalky, the colour shifts, and critically it loses impact resistance, so panels crack from a stray ladder, a hailstorm or a thrown ball. No repair restores cladding that has degraded across every elevation at once.

Two things make Surrey replacements different from the rest of the region. First, these are big houses. Large two-storey homes carry a lot of wall area, which makes material choice a much bigger cost lever here than on a compact city lot, and it is why we always quote two or three options side by side rather than assuming a preference. Second, because so much of the original vinyl is discontinued, matching for repairs gets harder every year, which shifts the repair-versus-replace calculation earlier than owners expect.

Wind Exposure South of the Fraser

Surrey's open terrain changes what a wall has to survive. Cloverdale, Panorama Ridge and Fraser Heights have long unobstructed fetches, and storm season sends strong southeasterlies across them.

Wind-driven rain is the practical consequence. Water arriving horizontally gets pushed uphill into laps, joints and around fasteners in ways a vertical rainfall never would, so a detail that performs adequately on a sheltered lot can leak on an exposed one. Wind also lifts cladding mechanically, which is why fastening schedules and trim attachment matter more here.

We detail exposed Surrey elevations more conservatively: tighter fastener spacing, upgraded trim attachment, and flashing designed on the assumption that water will be driven upward rather than simply falling.

Repair and Storm Response

Exterior Insulation While the Wall Is Open

Surrey's 1980s and 1990s housing stock has minimal wall insulation by current standards, with significant thermal bridging through every stud. Because these are large houses, that adds up to real heat loss.

Recladding is the only genuinely economical moment to add continuous exterior insulation, because the labour is largely already committed: the wall is open, the crew is on site, the staging is up. Adding it later means removing new cladding to do so. We price it as a clearly separated option so you can see exactly what it adds.

Soffit, Fascia and the Roofline

Surrey's big homes carry long roofline runs, and length works against you: more fascia to keep straight, more gutter to keep clear, and more places for an overflow to sit unnoticed for years.

The most common Surrey roofline call is fascia that has softened from behind where a gutter has been overflowing, usually discovered only when the gutter starts to sag or pull away. By then the damage has often reached the sheathing edge and rafter tails. Open exposures add wind that gets under soffit panels fastened for a gentler climate.
