The Case for Fiber Cement on the North Shore

North Vancouver is the hardest siding climate in Metro Vancouver: more rainfall than the south side of the inlet, mature canopy that keeps walls shaded and damp for weeks, moss that establishes readily, and freeze-thaw cycling on the upper slopes. Every one of those conditions targets a specific weakness in organic cladding.

Fiber cement does not have those weaknesses. It does not rot. It does not absorb and release moisture through swelling and shrinking cycles. Moss and algae can sit on the surface but have nothing to feed on and no fibre to break down. It is dimensionally stable through freeze-thaw. And it is non-combustible, which matters on forested North Shore lots.

That is why fiber cement is the most common recommendation we make for heavily shaded elevations in Lynn Valley, Blueridge and Deep Cove, particularly for owners who love the cedar look but are not willing to commit to the refinishing schedule this climate demands.

Getting the Cedar Look Without the Cedar Schedule

This is the conversation we have most often on the North Shore.

Cedar is the traditional material here and it deserves its reputation. But properly maintained cedar on a shaded North Vancouver elevation needs refinishing roughly every three to seven years, and owners who miss that window by a few years end up paying for it in board replacement.

Hardie's ColorPlus factory finish makes a bigger difference on the North Shore than almost anywhere else, for two reasons.

First, field painting requires dry conditions and adequate cure time, and North Vancouver simply does not offer reliable windows of that. Scheduling an exterior paint stage here means either accepting delays or accepting compromised application conditions.

Second, shaded damp elevations are hard on coatings. Field-applied paint on a north-facing Lynn Valley wall under canopy degrades noticeably faster than the same product on a sunnier, drier site. A baked-on factory finish applied under controlled conditions holds up considerably better, and carries its own finish warranty.

We quote primed-and-painted as well when an owner wants a specific custom colour, but for most North Vancouver projects ColorPlus is the clear recommendation.

Installation Details That Matter Most in This Climate

Hardie's warranty depends on installation meeting the manufacturer's published requirements, and in a climate this wet the clearance requirements are not bureaucratic fine print, they are the difference between long service life and premature failure.

Clearances. Minimum separation between siding and grade, roof surfaces and decks. Cladding sitting in splash zones or against a roof surface stays wet, and this is the most common installation shortcut we find on failed North Shore walls.

Fastening. Correct fastener type, spacing and penetration into framing. Corrosion-resistant fasteners throughout, and closer to the water in Deep Cove that specification matters more.

Joints. Flashing behind butt joints rather than relying on sealant to do structural work. Sealant fails on a schedule; flashing does not.

Rainscreen. We install Hardie over a ventilated rainscreen cavity on the North Shore without exception. Fiber cement can be direct-applied in drier climates. Here, the drainage and drying path behind the cladding is what protects the sheathing and framing, which are still organic materials regardless of what is on the outside.

The Wall Behind the Siding

A material upgrade only pays off if the assembly behind it is corrected at the same time. On a North Vancouver re-side, that means tearing off to sheathing, repairing whatever the old wall has been hiding, installing a properly integrated weather-resistive barrier, adding kick-out flashings at roof-to-wall intersections, flashing deck ledgers correctly, and strapping for a ventilated cavity.
