Fire Damage: what Lower Mainland owners should know.
Fire damage to a home's exterior rarely looks the way people expect. Most of the exterior fire work we see in the Lower Mainland does not come from a house burning; it comes from a neighbour's shed, a vehicle fire in a driveway, a carelessly placed barbecue, or a structure fire two doors down that never touched the property yet warped an entire wall of vinyl. Heat travels, smoke travels, and the aftermath raises questions that deserve careful answers: what is actually damaged, what merely looks damaged, what has to come off, and what should the wall become when it goes back together? This guide covers the full arc of exterior fire restoration, from the physics of the damage to the decisions worth making during the rebuild.
Three Different Kinds of Fire Damage
Lumping all fire damage together leads to bad scopes. In practice there are three distinct mechanisms, each with its own signature and its own repair logic.
Direct Flame Contact
Where flame touched the building, the damage is unambiguous: charred cladding, consumed trim, scorched sheathing, and potentially compromised framing. The restoration question here is depth. Char on the surface of a stud does not automatically mean the stud has lost its capacity, but it must be evaluated, because charring reduces the effective cross-section of the member. Anything with meaningful char gets assessed for section loss, and members that no longer carry their design load are sistered or replaced. Sheathing exposed to direct flame is generally removed regardless of appearance, since the adhesives in plywood and OSB degrade with heat even where the panel face looks intact.
Radiant Heat
Radiant heat is the mechanism homeowners underestimate. A fully involved structure fire radiates enormous energy, and that energy degrades materials at surprising distances without any flame contact at all. Vinyl siding softens at temperatures well below what fire investigators consider even a modest exposure, which is why a fire across a property line can leave one full elevation of a neighbouring home rippled, sagged, and drooping off its fasteners while the rest of the house is untouched. Windows on the exposed elevation may have failed seals even when the glass survived, showing up later as fogging between panes. Radiant damage follows clean line-of-sight geometry: it is worst directly facing the fire and falls off at the edges, which actually helps us define the repair boundary honestly.
Smoke and Soot Deposition
The third mechanism is chemical rather than thermal. Smoke carries soot, acids, and odour compounds that deposit on every surface downwind of a fire. On exteriors this shows up as grey or black film on cladding, staining concentrated under eaves and in soffit venting where smoke was drawn upward, and residue inside wall cavities where soot infiltrated through gaps. Soot is corrosive to metals and stubborn on porous surfaces, and its odour compounds keep off-gassing long after the visible film is cleaned.
Melted Vinyl From a Neighbouring Fire
This scenario deserves its own section because it is the single most common exterior fire claim in residential neighbourhoods. Lots in Maple Ridge, Coquitlam, Surrey, and across the region put homes close together, and when one structure burns, the adjacent walls take a radiant beating. The pattern is recognizable at a glance: vinyl siding distorted in a broad fan facing the fire, panels wavy and pulled loose, trim curled, and often a strip of undamaged siding surviving in the shadow of a fence post or tree that blocked the radiation. Two things matter in scoping these jobs. First, distortion extends beyond the visibly melted zone; panels at the fringe may have lost dimensional stability and locking strength without dramatic sagging, so the removal boundary belongs outside the obvious damage. Second, heat that distorted the vinyl may also have affected what is behind it: housewrap can shrink or scorch, and foam sheathing insulation can deform. A scope that swaps visible panels and ignores the layers behind them misses half the damage.
Structural Versus Cosmetic: Making the Call
The central judgment in exterior fire assessment is separating what threatens the building from what merely offends the eye. Cosmetic damage includes surface soot, blistered paint, and superficially scorched cladding over intact assemblies. Structural concerns include charred framing, heat-exposed engineered lumber, and connections whose fasteners have been through high temperatures. Engineered wood products deserve extra caution because their adhesives are more heat-sensitive than sawn lumber fibre. Our process opens the wall wherever cladding damage suggests heat penetration, inspects sheathing and framing directly, and documents everything. Where structural members are in question, we bring in a structural engineer rather than improvising; their assessment protects the homeowner, satisfies the permitting process, and gives the insurance file an authoritative foundation. Most neighbouring-fire jobs turn out to be cladding-deep, but the only way to know is to look.
Soot, Odour, and Getting Exteriors Actually Clean
Cleaning fire residue off an exterior is its own trade skill. Dry soot smears and drives deeper into porous surfaces if attacked with water first, so heavy deposits get dry-vacuumed and lifted with chemical sponges before any wet washing. Cladding that survives the assessment is washed with cleaners matched to the residue type, then rinsed with controlled pressure that will not force water into joints. Metals get attention quickly because acidic soot pits and corrodes finishes the longer it sits. Odour is the stubborn remainder: smoke compounds lodge in porous materials, in wall cavities, and in attic spaces reached through vented soffits. Materials that hold odour after cleaning, insulation especially, are removed rather than deodorized, because encapsulating smell into a rebuilt wall is a callback waiting to happen. Where repainting is part of the recovery, surfaces need proper residue removal and stain-blocking preparation first, and this is a point where our exterior painting crews coordinate directly with the restoration scope so the finish work does not seal in contamination.
Safe Tear-Out and Disposal
Fire-damaged tear-out is not ordinary demolition. Burned material is friable and airborne, so crews work in appropriate respiratory protection and the work zone is contained to keep residue from spreading across the property. Homes of certain vintages add another layer: materials disturbed during tear-out can include asbestos-containing products in older cladding, sheathing papers, and stucco, and WorkSafeBC rules require hazardous materials assessment before disturbance on pre-1990s renovation and demolition work. We follow that process without shortcuts, testing where vintage requires it and using qualified abatement where results demand it. Debris is sorted and disposed of through proper channels rather than mixed into general waste. None of this is glamorous, but it is the difference between a professional restoration and a liability.
Working With the Adjuster's Scope
Fire claims move on paperwork, and the insurance adjuster's scope of work is the document that defines what the insurer recognizes. Our role is to make sure that scope reflects reality. That means a thorough independent assessment, dated photographs of every elevation and every opened cavity, moisture and damage notes, and a written scope of our own itemized in a format an adjuster can map against theirs line by line. When the two scopes disagree, and they often do at the boundary between visible and latent damage, the resolution comes from evidence: pull a fringe panel and photograph the shrunken housewrap behind it, and the conversation changes. Rebuilding to Current Code
Fire restoration triggers a detail many homeowners do not anticipate: you cannot legally rebuild to the standard of the year your house was built. Repairs requiring permits are inspected against the current BC Building Code, which in coastal climate zones means rainscreen wall assemblies, current flashing and water-resistive barrier requirements, and current fastening standards. For a home from the 1980s, this means the rebuilt wall will be constructed to a meaningfully different standard than the walls beside it, and that is a good thing. The permit process, inspections, and code-driven upgrades belong in the project plan and the insurance conversation from day one, not discovered mid-build. A fire rebuild handled well leaves the affected elevation drier, tighter, and tougher than the original ever was, and often becomes the first phase of a whole-home siding replacement plan executed elevation by elevation.
Upgrading to Claddings That Do Not Burn
If fire has already forced your hand on one wall, the material decision in front of you is worth taking seriously. Vinyl is economical, but it demonstrated its weakness in the very event you are recovering from. Fibre cement products such as James Hardie siding are non-combustible cladding materials: cement and sand do not ignite, do not melt off the wall, and stand up to radiant exposure in a way vinyl never will. Aluminum systems such as AL13 panels offer the same non-combustibility in a modern panelized look, and powder-coated aluminum plank products like Longboard siding deliver woodgrain appearance without wood's fuel value. On homes near greenbelt, with close neighbouring structures, or simply owned by people who never want to make this phone call twice, upgrading the fire-facing elevations to non-combustible cladding during restoration is one of the highest-value decisions available, since the labour of removal and rebuild is already being paid for.
Resilience Thinking for BC Homes
Wildfire smoke seasons and interface fires have pushed exterior fire resilience into mainstream conversation in this province, and the principles are straightforward even for suburban lots. Embers and radiant heat exploit the weakest exterior detail, so resilience is cumulative: non-combustible cladding on exposed elevations, fine metal screening on soffit and gable vents so embers cannot enter the attic, sealed gaps at penetrations, non-combustible ground cover in the first metre and a half around the foundation instead of bark mulch against the wall, and wood piles and combustible fences kept away from the building face. Deck surfaces and the zone beneath them matter too, since debris under a deck is kindling with a roof over it. None of this requires certification or a program, just detail-level discipline applied during work you may already be planning.
