Restorations: what Lower Mainland owners should know.

When something goes badly wrong with a building's exterior, the phone call is never calm. A tree limb has opened up a wall, a windstorm has stripped cladding off a gable, a kitchen fire has scorched the siding and melted the neighbour's too, or a slow leak has finally revealed itself as a soft, black mess behind the cladding. Exterior damage restoration is a different discipline from planned renovation. It moves on someone else's schedule, it involves insurers and adjusters, and it starts with a building that is open to the weather right now.

The Three Damage Families

Almost every exterior loss falls into one of three categories, and each behaves differently.

Water Damage

Water is the patient one. Sudden events happen, burst pipes inside walls, overflowing gutters during an atmospheric river, flashing failures during wind-driven rain, but most of the water damage we open up has been developing quietly for years. A missed flashing at a deck ledger, a window installed without a sill pan, a planter stacked against cladding. By the time staining or softness shows on the surface, the sheathing and sometimes the framing behind it have been feeding rot for a long while. Water damage restoration is therefore as much investigation as reconstruction: the visible damage marks the exit point of the water, rarely the entry point, and fixing the symptom without finding the source guarantees a repeat.

Wind Damage

Wind is the sudden one. Lower Mainland windstorms arrive mostly between October and March, and they exploit whatever was weakest: cladding with fatigued fasteners, trim with rot at its attachment points, panels at building corners and roof edges where wind pressure concentrates. Wind losses are usually obvious, missing panels, lifted trim, debris impact holes, but the full extent is not. Suction that removed one panel has often loosened its neighbours without removing them, so a proper wind damage assessment tests the surrounding field of cladding rather than just counting the pieces on the lawn.

Fire Damage

Fire is the complicated one. Even a small exterior fire, a barbecue against a wall, an ember from nearby, a vehicle fire at a carport, creates layered damage: combusted material at the centre, melted or heat-distorted cladding in a wide ring around it, smoke residue wider still, and water or extinguisher damage from the response. Vinyl warps at surprisingly low temperatures and at surprising distance from flames, which is why fire damage restoration scopes routinely grow once heat distortion is traced to its full boundary. Fire work also involves the most third parties: insurers, sometimes fire investigators, and municipal officials when structural members are affected.

Emergency Weather Protection Comes First

Whatever the cause, the first job is always the same: stop the building from getting worse. An opened wall in a Lower Mainland winter can take on more water in a week of rain than the original event delivered.

Emergency protection means properly secured coverings over wall breaches, taped and battened membranes rather than a tarp thrown over and hoped for, temporary closures at damaged windows and doors, and rerouting of any water source still feeding the damage, such as a disconnected downspout dumping into an open assembly. Where cladding is loose but attached, we either re-secure or strip and cover it, because half-attached panels become projectiles in the next windstorm. We document conditions before and after protection goes on, which matters for the insurance file, and we treat the protection itself as a build, with fastening and laps designed to survive weeks of weather if the claim process runs long.

One scope note: we protect and rebuild walls, cladding, trim, soffit and roofline trim, gutters, windows, and doors. We are not a roofing contractor and do not perform work on roof surfaces; where a loss involves the roof itself, we coordinate alongside your roofer so the envelope closes as one system.

Insurance Claim Documentation

Restoration lives or dies on paperwork, and this is where an experienced contractor earns their keep before a single board is replaced.

Insurers need to understand three things: what happened, what it damaged, and what it will take to return the building to its prior condition. We build the file accordingly. Photographs are taken before anything is disturbed, then progressively as layers come off, because the hidden damage revealed during demolition is often larger than the initial visible scope and every stage needs a record. Moisture readings are logged with locations, so drying progress is provable rather than asserted. Materials are identified specifically, cladding profile, thickness, and manufacturer where determinable, since the claim should reflect replacing what was actually there.

Our estimates are written line by line, each task and material priced separately, which is the format adjusters can actually work with. Lump sums invite dispute; itemized scopes invite approval. When an adjuster questions a line, a specific answer exists for it. We attend adjuster site visits when asked, walk the damage with them, and explain the reasoning behind scope items, particularly the ones that address hidden damage an adjuster cannot see from the driveway. What we do not do is inflate scopes or bury betterment in a claim. Insurers remember contractors on both ends of that spectrum, and a reputation for straight dealing gets our clients' claims processed with less friction.

Scoping: Finding the True Boundary of Damage

The most expensive mistake in restoration is scoping only what is visible. The second is demolishing more than necessary. Good scoping threads between them.

For water losses, that means moisture metering outward from the visible damage until readings return to normal, and opening exploratory sections where readings stay elevated. For wind losses, it means pull-testing the cladding field around the failure and inspecting fastener lines for elongated holes. For fire, it means tracing heat effects to their real edge, checking whether the water resistive barrier behind melted cladding survived, and assessing smoke residue that will bleed through new finishes if ignored.

Scoping also determines the boundary between repair and replacement. A localized breach in a wall of sound, available cladding is a siding repair. Damage spread across a large area of aged material that can no longer be matched may make a full siding replacement of that elevation the honest recommendation, and we will show you the reasoning either way, in writing, before anyone commits.

Rebuild Standards: Restoring Better Than Found

Insurance restores you to prior condition, but the rebuild itself must meet current requirements, and this is where restoration becomes an opportunity. Walls built decades ago were often clad directly over building paper with no drainage cavity. When those walls are opened today, we rebuild the assembly to current coastal BC practice: a proper water resistive barrier, flashing at every penetration and transition, and a rainscreen gap behind the cladding that lets the wall drain and dry. Sill pans go under rebuilt window openings. Kick-out flashings go where roof edges meet walls, the exact detail whose absence caused many of the water losses we repair.

Structural members compromised by rot, impact, or char are sistered or replaced with proper connections, and where an engineer's involvement is warranted, we bring one in rather than guessing. None of this is gold plating; it is the difference between a wall that fails the same way again and one that does not. Restoration almost always happens around people still living or working in the building, and that shapes site conduct as much as any technical standard.

Work zones are fenced or barricaded so children and pets cannot wander under overhead work. Egress routes stay open at all times, which occasionally dictates the sequencing of the whole job. Dust and debris control is real, not nominal: containment sheeting at openings into living space, daily cleanup, magnet sweeps for fasteners on walkways and lawns. Noise-heavy stages are scheduled and communicated in advance, which matters doubly on multi-unit and commercial buildings where a strata council or business tenants need notice. Power and water shutoffs are announced before they happen, not after someone's shower goes cold. And the site is left weathertight every single night, because an open wall and an overnight squall do not mix.

On longer projects, we designate one point of contact so occupants always know who to call, and updates go out on a schedule rather than only when something goes wrong.

Timelines and How Claims Actually Move

Homeowners often expect restoration to run like a renovation, with a start date and a steady march to completion. The reality has more pauses. After emergency protection, there is usually a waiting period while the adjuster reviews the scope, and sometimes a second wait if hidden damage found during demolition requires a supplemental approval. Material lead times add their own delays, particularly when a specific cladding profile or colour has to be ordered rather than pulled from local stock.

What a good contractor controls is everything between those pauses: protection that holds no matter how long approval takes, documentation submitted promptly and completely so the insurer has no reason to sit on it, materials ordered the day scope is approved, and honest schedule updates instead of optimistic guesses. We would rather tell you a realistic six weeks than a pleasant three that becomes eight.

Matching Materials on a Partial Rebuild

The finishing challenge of restoration is making the repair disappear. Cladding profiles get discontinued, colours drift batch to batch, and a decade of coastal sun fades even factory finishes, so new material set beside old can read like a patch even when the profile matches.

Our approach is methodical. We identify the original product from profile dimensions, texture, and any markings found on removed pieces, then check current availability through our supplier network across the materials we install, from vinyl through fibre cement to engineered wood. Where the product exists but the aged colour cannot be matched, options include repainting the full affected elevation so old and new carry one uniform finish, or rearranging sound existing cladding so that all-new material lands on a single elevation with a natural break line at the corner. Corners, downspouts, and trim lines make honest visual boundaries; the middle of a wall does not. Where a product is discontinued outright, we present the closest current profiles with samples in hand, and we tell you plainly what the seam will look like rather than promising invisibility we cannot deliver.
