Two Kinds of Installation Work in One City

Surrey's growth means we do two quite different jobs here, sometimes in the same week.

Building for Surrey's Exposure

Open terrain changes what a wall has to survive, and Surrey has more of it than most of the region.

Cloverdale, Panorama Ridge and Fraser Heights sit with long unobstructed fetches, and storm season sends strong southeasterlies across them. Wind-driven rain is the practical consequence: water arriving horizontally gets pushed uphill into laps, joints and around fasteners in ways a vertical rainfall never would, so a detail that performs adequately on a sheltered lot can leak on an exposed one. Wind also lifts cladding mechanically.

Exposed Surrey elevations get tighter fastener spacing, upgraded trim attachment and flashing detailed on the assumption that water will be driven upward. Summer adds the opposite stress: unshaded south and west walls take significant UV, which is what ends most cladding finishes here.

What Goes Behind the Cladding

Weather-resistive barrier, lapped correctly so water runs down and out, integrated with flashing at openings rather than simply run past them.

Flashing at every window, door and penetration, plus kick-out flashings where a roofline meets a wall. Missing kick-outs account for a large share of the hidden damage we find in houses of Surrey's dominant vintage.

Rainscreen strapping creating a drained, ventilated cavity, which is the fundamental improvement over the face-sealed walls most existing Surrey houses were built with.

Working With Builders

We install siding, soffit and fascia packages for builders and developers, and we carry multiple units on a schedule.

What matters on a builder's project is different from what matters to a homeowner. Showing up when the schedule says, passing inspection the first time, keeping the site clean enough not to hold up other trades, and carrying clean paperwork as a licensed, insured and WorkSafeBC compliant contractor.

On multi-unit runs where several buildings share a design, consistency across units matters as much as quality on any one of them. We set the detailing standard before the first unit rather than letting it drift across a phase, because the units built last should look identical to the ones in the sales photos.

We prefer involvement early enough to review the wall assembly and flashing details before the barrier is closed in. Catching a detail at that stage costs a conversation; catching it after occupancy costs a warranty claim.

Additions and Partial Elevations

For additions on existing houses, matching the original cladding is a real part of the job and it is harder on Surrey's aging vinyl than on most materials.

Much of the original 1980s and 1990s product is discontinued, and even where stock exists, decades of UV have shifted the colour of the installed wall so a technically correct match arrives visibly brighter. We source legacy profiles where we can, and where we cannot we lay out the honest options: blend to the nearest available profile, reclad the affected elevation so it reads as one, or treat the addition as intentional contrast.

We would rather have that conversation during quoting than after installation.

Materials

Most Surrey quotes come down to comparing three or four options, and because these are big houses with a lot of wall area, material choice moves the total more here than in most cities. We price them side by side on your actual measurements.

James Hardie fiber cement is the workhorse: durable, fire resistant, wind and impact resistant, and available in factory finishes that hold through hot Cloverdale summers and wet winters alike.

Engineered wood gives a warmer face at mid-range cost, popular through South Surrey. Premium vinyl remains practical for rentals and budget-driven work in Newton and Whalley, and modern lines are considerably better than the product they replace. Soffit, Fascia and Insulation in the Same Mobilization

Two things are worth folding into any installation project rather than deferring.
