Installing for the Wettest Conditions in the Region

A siding installation in North Vancouver has to survive conditions that would be considered extreme almost anywhere else in Canada. Pacific systems hitting the North Shore mountains are forced upward and drop substantially more rain here than a few kilometres south across the inlet. Conifer canopy shades entire elevations year-round so walls that get wet in November may not dry until spring. Steep roofs move large volumes of water past the eaves. Upper slopes add freeze-thaw cycling on top of all of it.

The consequence is that the assembly matters more than the material. We have opened up North Shore walls clad in expensive product that failed in twelve years because the installation had no drainage path, and we have seen ordinary cladding perform for decades because someone got the details right.

The Assembly We Build Here

A properly integrated weather-resistive barrier. Lapped so water runs down and out, and tied into flashing at every opening rather than simply passing behind it. On the North Shore the barrier is not a backup, it is the actual water control layer.

Flashing where North Vancouver houses fail. Kick-out flashings at every roof-to-wall intersection, which is the single most common source of hidden damage we find here. Correct head flashing over windows and doors. Deck ledger flashing done properly, because deck-to-wall junctions are the most consistently under-detailed area on North Shore houses and cause damage that stays invisible for years.

A generous ventilated rainscreen cavity. Strapping that creates a drainage and drying path behind the cladding. On shaded elevations we go beyond the minimum, because drying capacity is the binding constraint in this climate rather than water entry alone.

Generous clearances. At grade, at deck surfaces and at roof intersections. Cladding sitting in splash or against a roof stays wet, and stays wet longer here than anywhere else.

Materials prepared for the climate. Wood cladding back-primed and end-sealed on all six sides. Corrosion-resistant fasteners throughout, upgraded closer to the water in Deep Cove.

Materials That Belong on the North Shore

Western Red Cedar is the traditional choice and it earns it, provided it goes on over a ventilated rainscreen with sealed ends and stainless fasteners. It commits you to refinishing roughly every three to seven years depending on exposure. Full detail on our cedar siding in North Vancouver page.

James Hardie fiber cement is what we most often recommend for heavily shaded elevations. It does not rot, gives moss nothing to feed on, stays dimensionally stable through constant damp, and its factory finishes hold up where field-applied coatings fade early in this light.

Engineered wood offers a warmer mid-range option when detailed carefully.

Longboard woodgrain aluminum and AL13 panel systems suit the contemporary architecture common in Edgemont and Central Lonsdale and are entirely indifferent to North Shore weather.

We bring samples to the site visit. Judging a finish under North Shore light is genuinely different from judging it in a showroom, and owners regularly change their minds once they see a sample on their own wall.

Neighbourhood Conditions

Lynn Valley and Blueridge sit under the heaviest canopy with creek-side humidity. Drying capacity drives everything, and we specify deeper cavities on shaded elevations.

Deep Cove adds marine exposure. Corrosion-resistant fasteners and trims become more important, and the steep lots there make deck-to-wall detailing critical.

Upper Lonsdale, Braemar and Delbrook are higher and colder with real freeze-thaw cycling, which argues against materials that absorb water.

Norgate, Pemberton Heights and Grand Boulevard are flatter with mid-century detached stock, where the failure points are grade clearance, hose bibs, window sills and rooflines rather than wind exposure.

New Builds, Additions and Custom Work

We coordinate with builders and general contractors on new construction across the District and City, and we prefer involvement early enough to review wall assembly and flashing details before the barrier is closed in. On a North Shore build, those decisions have a much longer tail than the cladding selection does.

For additions, matching existing cladding is part of the job. Where the original is aged cedar, an exact match to weathered material is not realistic, so we discuss honestly whether to blend, refinish the whole elevation, or treat the addition as intentional contrast.

Weather, Scheduling and Living Through It

We work year-round here, because waiting for a reliably dry stretch on the North Shore is not a strategy. What changes seasonally is how much wall we open at once and how aggressively we protect it. We sequence tear-offs so no more is open than we can close and cover, and open walls are never left unprotected overnight.

Most single-family installations run one to three weeks depending on size, access and what we find. Steep lots, tight access and complex rooflines are common here and affect staging, so we assess them during the site visit and give you a schedule we can hold. The site is cleaned daily and we finish with a magnet sweep before the final walkthrough.

Permits

Like-for-like recladding on a single-family house generally does not require a building permit, while structural repairs, assembly changes, additions and multi-family work often do.
