Surrey's Repair Problem Has a Date on It
Most Surrey repair calls trace back to the same underlying fact: an enormous number of houses were built in the same two decades with the same builder-grade vinyl, and that material is now reaching the end of its service life across the entire city at once.
Vinyl becomes brittle as it ages. UV exposure degrades it over decades and the plasticisers that gave it flexibility diminish, so a panel that would have flexed and recovered from an impact in 1992 shatters from the same impact today. That is why owners so often report that nothing happened for twenty years and then suddenly panels started cracking every few months. The wall crossed a threshold.
The practical consequence is that Surrey repair work is dominated by two things: cracked vinyl that needs matching, and storm damage on exposed elevations.
Matching Is the Hard Part
On a Surrey repair, replacing a panel is easy. Finding one that matches is the job.
Two problems compound. Much of the original 1980s and 1990s vinyl is discontinued, so the exact profile may not exist anywhere. And even when new-old stock turns up, thirty years of UV have shifted the colour of the installed wall, so a technically correct match arrives visibly brighter than everything around it.

Wind and Storm Damage
Surrey's open terrain produces more storm work than most of the region. Cloverdale, Panorama Ridge and Fraser Heights have long unobstructed fetches, and storm season sends strong southeasterlies straight across them.
Two things happen. Wind lifts cladding mechanically, particularly where fastening was marginal or has loosened with age. And wind-driven rain gets pushed uphill into laps, joints and around fasteners in ways ordinary rainfall never does, so water enters at details that perform fine on a sheltered lot.
After a windstorm the priority is stopping water, not appearance. An open lap in October means a wet wall by December, so we secure lifted and missing sections quickly, then return for the permanent repair once the wall is protected and, where insurance is involved, once the damage has been documented properly.

The Other Surrey Failures
Rot at window sills and hose bibs. The standard entry points. Water gets behind cladding at a penetration, runs down inside the wall and softens material at the bottom of its path. From outside the wall looks fine until paint lifts or the surface goes soft.
Woodpecker damage. Common across Surrey's wooded edges, and usually a symptom rather than a cause, since birds work where insects have already established in damp material.

We Diagnose Before We Patch
The panel you can see is where the water stopped, not where it entered.
A soft section under a Fleetwood window frequently traces to a missing or reversed flashing above it, sometimes a full storey up. Staining at the base of a wall can originate at a roof-to-wall intersection with no kick-out flashing that has been dumping every rainfall behind the cladding at one point for years.
So a repair visit starts by inspecting above the damage: flashing at every opening and intersection, gutter and downspout behaviour, grade and deck clearances, and probing to find how far soft material actually extends rather than assuming the visible edge is the boundary. Where the picture is unclear we take moisture readings.
Then we tell you what caused it, because repairing the symptom without correcting the cause produces a repair that fails again on the same schedule.

Replacement earns its cost when the pattern changes: cracking appearing across multiple elevations rather than at one impact point, matching becoming impossible, soft or bulging sections, or moisture readings that stay high on walls that should have dried.
