Siding Installation in Richmond

Siding installation in Richmond built for sea-level humidity, salt air and fog. New cladding over a ventilated rainscreen, on the big 1980s and 1990s homes Richmond is known for.

Why it matters in Richmond

Built for how Richmond weathers.

Richmond is flat, humid and slow to dry, which is hard on any cladding that traps moisture against the wall. That is why the ventilation gap behind the siding matters more here than almost anywhere in Metro Vancouver: it lets the wall drain and dry between fog cycles. On the west side near Steveston, salt exposure also pushes fastener and trim choices toward stainless and aluminum. We spec Richmond installs for those conditions from the first site visit, and the difference shows up years later in how the wall ages.

Richmond's big 1980s and 1990s homes were commonly clad in cedar or stucco that is now three to four decades old, on flat delta lots with little natural runoff.

A siding installation is only as good as what you cannot see when it is done: the weather barrier, the flashing at every window and penetration, and the ventilation gap behind the cladding. Berkana crews install those layers to manufacturer spec on every job, then finish with clean lines and tight trim work.

  • Full wall assembly, not just cladding
  • Weather barrier and rainscreen strapping
  • Window, door and penetration flashing
  • Manufacturer-spec fastening and gapping
  • Matching trim, corners and transitions
  • Job site protection and daily cleanup

Siding Installation in Richmond: what owners should know.

Installing for a Wall That Cannot Count on Drying

Richmond installation work starts from a premise the rest of the region does not share: assume the wall will stay damp.

The city is an island at sea level. Humidity holds high year-round, fog comes off the Fraser through the cooler months, the water table sits close beneath every flat lot, and there is no slope anywhere moving water away. Inland, an installer can lean on drying cycles between rainfalls to forgive small detailing sins. On the delta those cycles are short and unreliable, so the assembly has to do the forgiving instead.

That premise decides everything we build here.

The Assembly, Delta Edition

A ventilated rainscreen cavity, without exception. Strapping that creates a drainage and drying gap behind the cladding is a Richmond wall's only dependable way to dry, and we size it generously because drying capacity, not rainfall volume, is the constraint here. This is the single largest difference between a wall that lasts on the delta and one that repeats the failures of the city's 1980s stock.

A weather-resistive barrier doing real work. Lapped so water runs down and out, integrated with flashing at every opening rather than run past it. On a slow-drying wall, water that gets behind the cladding must meet a continuous drainage plane, because it will not evaporate its way out of trouble.

Flashing at every window, door, penetration and intersection. Kick-out flashings where rooflines meet walls. Deck ledgers flashed correctly, the recurring weak point of the city's existing housing.

Clearances that respect flat lots. Richmond's level grades, raised garden beds and hard landscaping frequently hold cladding in permanent splash contact. We keep generous clearance at grade, decks and roof surfaces, and we flag landscaping that will defeat the new wall before it starts.

Hardware for the air. Corrosion-resistant fasteners as standard, upgraded to stainless throughout near Steveston and the south dyke where salt air decides how flashings and fasteners age.

Wind Off the Strait

Richmond's west exposures are effectively coastal. Nothing slows the wind between the Strait of Georgia and a Terra Nova or Seafair west wall, and storm season proves it: those elevations produce the city's lifted laps and cracked panels.

We fasten and trim west and southwest elevations more conservatively, and during installation we plan around the same exposure: tear-offs sequenced so no more wall is open than we can protect, nothing left exposed overnight, and the forecast watched rather than the calendar.

Materials That Suit the Delta

James Hardie fiber cement is our most-installed Richmond product for climatic reasons rather than habit: dimensionally stable in permanent humidity, immune to rot, nothing for moss to feed on, and ColorPlus factory finishes that hold under the hard unshaded sun of the flat subdivisions east of No. 3 Road.

Cedar for character work, especially Steveston's older streets, installed over the rainscreen with six-side sealing and stainless fasteners. It carries a genuine finish schedule in this humidity, and we set that expectation honestly. See cedar siding in Richmond.

AL13 and Longboard aluminum for modern faces, non-combustible and indifferent to salt air, the practical premium choice close to the water.

Premium vinyl for budget-driven projects in Hamilton and East Cambie, over a properly built barrier and flashing package, because the cheapest cladding never justifies the cheapest assembly.

EasyTrim Quick Panel for crisp reveals on newer builds.

Richmond's houses are big, so wall area makes material choice a larger cost lever than most owners expect. We quote two or three options side by side on measured area.

New Builds, Additions and Builders

On new construction we prefer involvement before the barrier closes in, because on the delta the assembly decisions carry further than the cladding selection. We install siding, soffit and fascia packages for builders, carry multiple units on schedule, and keep the paperwork clean as a licensed, insured, WorkSafeBC compliant contractor.

For additions, matching Richmond's existing stock is its own craft: weathered 1980s cedar cannot be matched with new boards without a refinishing plan for the whole elevation, and discontinued vinyl often cannot be matched at all. We lay out the honest options during quoting, blend, refinish the elevation as one, or treat the addition as deliberate contrast, rather than promising an invisible match we cannot deliver.

Steveston Character Streets

Steveston's pre-war and early post-war homes get their own standard: traditional lap profiles and trim proportions reproduced rather than approximated, in cedar or in fiber cement where owners want the look with less upkeep, and marine-grade hardware throughout because Garry Point exposure forgives nothing. A wall detailed for inland Richmond announces itself within a few years on the waterfront.

Roofline in the Same Mobilization

Richmond attics depend on working intake ventilation more than most, because sea-level humidity raises the moisture load an attic must shed. When we install or reclad, we fold soffit and fascia into the scope by default: vented soffit sized to the attic it serves, baffles where insulation would block the eaves, and fascia formed on site. See soffit and fascia in Richmond.

Permits and Scheduling

Like-for-like recladding on a single-family house generally does not require a building permit, while new construction, structural repairs, assembly changes and multi-family work often do. We confirm requirements with the City of Richmond during quoting and handle the application when one applies.

Most single-family installations run one to three weeks depending on size, material and access. Call (672) 771-6868 for a free written quote. Our crews cover Richmond year-round from our Maple Ridge base.
