North Shore Repairs Are Their Own Category

North Vancouver produces more siding repair work per house than anywhere else we serve, and the reasons are structural rather than accidental. More rain arrives here than on the south side of the inlet, mature conifer canopy keeps walls from drying for weeks at a time, steep roofs move large volumes of water past the eaves, and windstorms send branches into walls every winter.

The repairs that follow from that climate cluster into a handful of recurring patterns.

Cedar going soft at butts and openings. By far the most common. Older cedar was nailed straight to sheathing with no drainage gap and cut ends left unsealed, so water wicks into the end grain and rot starts at joints and around trim rather than mid-board.

Moss and algae holding water against the wall. Under Lynn Valley, Blueridge and Deep Cove canopy, growth establishes on shaded elevations and keeps the surface permanently damp. Pressure washing it off does more harm than good on cedar, which is why the cleaning method matters as much as the cleaning itself.

Impact damage from branches. Windstorms drop limbs through gable walls and upper elevations regularly here. These are usually insurance conversations as well as repair conversations.

Woodpecker holes in cedar. Common across the District, and frequently a symptom rather than a cause, since birds are often working at insects already established in damp wood.

Failed deck-to-wall and roof-to-wall intersections. The most consistently under-detailed area on North Shore houses, and the one that causes the most hidden damage.

Tracing Water on a Wet-Coast Wall

On the North Shore, chasing the water is most of the job. A soft board is where the water stopped, not where it entered.

The intersections do most of the damage. A roof-to-wall junction without a kick-out flashing sends every rainfall behind the cladding at a single point, so the visible damage can be a full storey below the actual fault. Deck ledgers that were never properly flashed leak steadily into the wall behind them, often for years before anything shows. Gutters packed with conifer needles by November overflow all winter and soak the fascia and wall from behind.

We inspect above the damage before we inspect the damage. We look at flashing at every opening and intersection, gutter and downspout behaviour, clearances at grade, decks and roofs, and we probe to find how far the soft material actually extends. On elevations where the picture is unclear we take moisture readings rather than guess.

Repair Versus Replace on North Shore Cedar

We price the repair first when the wall can carry one.

Weathered grey cedar is often perfectly sound. Silvering is a surface effect and tells you little about the board underneath, so a wall that looks finished from the street is frequently a candidate for selective board replacement, cleaning and refinishing at a fraction of recladding cost.

Replacement becomes the right answer when soft wood is widespread rather than clustered, when several elevations are failing at once, when the sheathing behind shows moisture damage, or when the wall has no drainage path at all and will simply repeat the failure regardless of how well we patch it. That last case matters more here than anywhere else in the region, because a face-sealed wall in this rainfall is on a clock.

Cleaning Moss and Algae Without Damaging the Wall

This is worth its own note because it is where well-intentioned owners cause the most damage on the North Shore.

High-pressure washing drives water into laps, joints and end grain, strips soft fibre from cedar, and on lap siding can force water up behind the boards, which is precisely the failure mode you were trying to prevent. It also removes finish unevenly, leaving a wall that needs refinishing sooner than it otherwise would.

Growth is cleaned with low pressure and appropriate treatment, worked in a direction that does not drive water under the cladding, and followed by addressing why that elevation stays wet in the first place. Persistent moss usually means a drying problem, and the durable fix is often trimming back canopy, correcting gutter behaviour or improving ventilation behind the cladding at the next re-side.

Storm Damage and Insurance Claims

After a windstorm, securing the opening comes first. An exposed wall in a North Shore November takes on water fast, so we tarp and close openings quickly, then complete the permanent repair once the wall is protected and the damage has been documented.

Repairs Done for This Climate

Every repair we make in North Vancouver assumes the wall will get wet again, because it will. Replacement cedar is back-primed and end-sealed on all six sides, fastened with stainless, and held at clearances that keep it out of standing water and splash. Corrected flashing goes in wherever the water was entering. Where the assembly allows, we improve drainage and ventilation behind the repaired section rather than restoring it exactly as it was.
