Roofline Work Is Often More Urgent Than the Siding

Soffit and fascia get ignored because they are at the top of the wall and easy to look past. In Burnaby they are frequently the part of the exterior doing the most damage while nobody is watching.

Soffit is the underside of the eave. Fascia is the vertical board at the edge of the roof that your gutters hang from. Together they close off the roof edge, carry the drainage system and, critically, provide the intake air for your attic. When any part of that fails, the consequences move inward: wet insulation, condensation on the underside of the roof sheathing, mould, and shingles that age faster from below than from above.

The Burnaby Pattern

Two specific problems dominate our Burnaby roofline calls.

Original soffit with no venting at all. Wartime and postwar houses through Burnaby Heights, Willingdon Heights and East Burnaby were commonly built with solid wood soffit and no intake vents. Some later had a few small vents cut in, often too few for the attic area. Those attics have no reliable way to bring in dry air, so moisture generated inside the house stalls up there through the winter. We regularly find condensation and mould on sheathing in houses that have never had a single roof leak.

Fascia rotted from behind. A gutter that overflows sends water down the back face of the fascia where nobody can see it. Given a few Burnaby winters, the board softens, the gutter fasteners lose their grip, and the whole assembly starts to sag and pull away. By the time the sag is visible from the street the rot is usually well advanced, and often into the roof sheathing edge and rafter tails as well.

South Burnaby's shaded lots around Deer Lake and Burnaby Lake accelerate both problems, because everything up there stays damp longer. On the north slope, Capitol Hill and Burnaby Heights add wind-driven rain that pushes water into the roof edge from angles a normal rainfall never reaches.

Ventilation Is the Part People Miss

Attic ventilation is a system with two halves. Soffit vents bring cool dry air in at the eaves, roof or ridge vents let warm moist air out at the top, and the pressure difference drives continuous airflow. Remove either half and the system stops.

The most common way homeowners break it without realising is insulation. When attic insulation is topped up and pushed out to the eaves, it frequently buries the soffit vents entirely. The attic is now better insulated and considerably worse ventilated, and the moisture problems start the following winter. Baffles at the eaves keep that air path open, and installing them is a normal part of doing this work properly.

The second way is painting. Perforated soffit that has been painted over one too many times has functionally closed vents even though it looks correct.

When we quote soffit in Burnaby we calculate the intake area the attic actually needs rather than replacing like for like, because replacing an under-vented soffit with an equally under-vented new one solves the appearance and none of the physics.

Custom-bent aluminum fascia, formed on site to match your roof edge, giving gutters a straight and solid line to hang from. Where rafter tails or the sheathing edge have rotted, we repair the structure before the new material goes on, because covering rot is not a repair.

Aluminum suits this application in a wet climate: it does not rot, does not need painting, and holds its finish through Burnaby winters. This Work Stands On Its Own

Soffit, fascia and gutters form a self-contained system at the roofline. You do not need to re-side your house to fix them, and we do not bundle work you do not need.

If the walls below are also near the end of their life we will say so and price both, because doing roofline work and then recladding a year later means paying twice for some of the same access and staging. But if the siding has years left in it, replacing the soffit and fascia on their own is the right call and that is what we will quote.

The reverse is also true: when we do reclad a Burnaby house, we almost always recommend renewing the roofline at the same time. The scaffolding is already up, the access is already paid for, and a new wall under a failing roof edge is a short-lived improvement.

Signs Worth Booking an Assessment For

Staining or sagging along the underside of the eaves. Gaps where birds, wasps or rodents have gotten into the roof edge. Peeling paint on the fascia, particularly on the side where gutters overflow. Gutters that have started to pull away or hold standing water. Daylight visible from inside the attic where it should not be. Frost or condensation on the underside of the roof sheathing in winter, or musty attic air.
